Unique House Designs to Suit Your Budget

Unique House Designs to Suit Your Budget
For anyone contemplating building a new home in or around the Brisbane area, one of the first places most people start is at a display village, looking at homes already constructed, furnished and presented in the best possible light to attract buyer interest.

Usually, it's possible to take away some standard designs which can be adapted to suit individual tastes, but mostly at additional cost in both the production of the final drawings and the building construction. While the end result can still be a satisfactory outcome for the buyer, it is hardly unique, as a drive through any new estate can attest.

There is a better alternative for people wanting house designs Brisbane style. It is possible to have a unique design created to individual specifications at no cost to clients, and styled to suit every budget.

If you are considering designing and building a new home, here are some hints to help you make the whole process much easier:

Source a company with local experience that provides home designs Brisbane style free to clients.
When you discuss designs with them, ask if their design people interact with their construction team.

If they don't, your completed home may not look like you envisaged.

Ask to see a range of completed projects. To build house designs Brisbane style, the company will need to have experience in a wide variety of styles and concepts, from sleek ultra-modern to classical and old-world.

When you discuss your concept with them, describe the lifestyle you want to have in your new home. For example, if you are a large, busy family with lots of entertaining needs, you will need a different style of home than a small two or three person family that keeps to themselves.

The company you choose should offer the standard Queensland Master Builders' Contract which, when properly completed and signed by all parties, is water-tight, with a fixed price so there are no unpleasant surprises.

Discuss the time-frame for the project. This will allow you to plan your finance requirements and any alternative living arrangements you may need while you are waiting to occupy your new home.

Some companies offer a 25 year structural guarantee. Don't settle for a lesser time frame if you can get this level of service and assurance.

Don't spend extra money on an interior designer. Choose a company that provides this service free when you use their home designs Brisbane style. A good interior designer will listen to your ideas, make suggestions and help you choose décor that complements, so colors and concepts don't clash throughout your home.

Take the time to find a professional company that offers all these services in a coordinated, seamless manner. If you do, your home design Brisbane style will transform from a series of ideas and concepts, to a unique and stunning property that reflects your budget and lifestyle.

Located in Auckland, New Zealand, AUT Lecture Theatres & Conference Centre was designed by RTA Studio. The building seeks to respond to its unique context and location in the Pacific Rim by acknowledging the local aspects of the site and the culture of Auckland. The geomorphology of the site has evolved from unique events both volcanic and subsequently sedimentary and metamorphic. This has left a ‘geological encryption’ seen in the stratification of the surrounding landform. Auckland has one of the largest and most diverse populations of Polynesian people in the world. Tattooing is common to all these cultures. This ‘cultural encryption’ can be seen in a cross-section of Auckland’s people.

These geomorphic forms rise out of the volcanic geology of the region (lying buried below the ground surface). The smaller of the two theatres slides out of the other. This cave-like form offers the necessary architectural attributes to control the interior conditions required for high-tech audio-visual lecture theatres. The ‘sky’ encloses the multifunctional space by way of clouds clinging to the landform and covering the plateau below. This floating series of roofs allows a flexibility of function to occur below by way of operable walls and furniture arrangement. The layering of roofs in a saw-tooth formation also allows natural light to enter the space like sun through the clouds.

The building utilises a number of ecologically sustainable principles; mixed mode ventilation, recycled carpet tiles, rainwater harvesting, low energy light fittings, passive solar design and low embodied energy materials.

The Academy designed by BVN Architecture is located in Melbourne, Australia. The Academy is an immersive environment that engages all the senses to enhance learning. The design team in conjunction with responsive environment artists and sonic specialists, worked collaboratively with NAB to create The Academy. The Academy is a 3, 200 m2 publicly accessible space, symbolising NAB’s belief in the potential of its employees and the communities NAB support. The new space will be dedicated to employee learning and development and community engagement – experienced in a unique, interactive environment with state of the art technology.

Over 30,000 people have attended business or learning events at The Academy since its opening in July 2009. This includes Edward de Bono who has held a learning session at The Academy. NAB has also held CEO dinners in the space bringing the leaders of other corporations together. The project intent was to create ‘experiences’ not just spaces. All spaces offer different types of experiences founded on the underlying principle of ‘Transformation’. The journey starts with the timber stair. In keeping with the philosophy of Transformation, self discovery is encouraged, as one navigates their own path between the timber blades situated throughout the space.

The unique learning spaces tune in to all senses – energy zones that affect the rhythm of the human body. Spaces are supported by leading edge technology such as the 18 metre panoramic simulation walls. However, the design also understands the ability to brainstorm and share your stories is equally important. The ten primary training spaces have a specially created ‘dial a mood’ soundscape allowing facilitators to use music to create different levels of energy. The unique spaces tune in to all senses thereby stimulating learning and creative thinking beyond the usual ways. Through the use of projection and sound, a ‘Parallel Wilderness’ has been created – a virtual eco-system which co-exists in the space. The Parallel Wilderness grows and changes with the rhythm and energy of The Academy. The content is programmed to be self generating.

O-Lithas is a collection of patio furniture which was designed by Efrain E. Velez, an architect and designer in Austin-Texas. The Design Inspiration is based on the idea of making stone-like slabs appear to be light and fluid like a wave. The project started as play of words combining the Greek word ‘Lithos’ (Stone), with the Spanish words ‘Ola’ (Wave) and ‘Olita’ (tiny wave), and is now evolved into a new and consistent means to integrate steel and cement with Design. Please take a look…!

Why Were Some Interior Designers Busy in 2009

Starting in 2007, the market for interior designers turned into quicksand. The credit markets tightened, and projects that typically went to designers were brought in-house both residentially and commercially.

HGTV and the Internet created more competitors in the middle of the market from the consumers themselves, and frankly, for most designers, those weren’t and aren’t your best clients anyway.

High-end projects stayed fairly steady until the economic debacle of October 2008, and then many of the projects slowed, stopped or didn’t start at all. Especially in markets tied to the financial markets like New York, the wealthiest clients lost their jobs and their sense of security if they were in jobs associated with money and wealth.

The commercial market was devastated by the credit crisis, and according to economists, the concerns aren’t behind us yet.

Even with this perfect storm, some designers were very busy. Why? They adapted to the market shifts, changed their pricing strategies, developed an online presence, spent as much as 10% on marketing, focused on a niche, learned how to differentiate themselves better, and didn’t wait for the phone to ring. They took these conditions as a challenge and they worked even harder than before.

If commercial and hospitality is your preferred area of business, you’ll want to focus on renovations. If you can show companies that an investment in renovation can lead to more dollars at the bottom line especially if they depend on consumer spending, then you have an opportunity to build a logical reason why a company should invest. The commercial designers that become a marketing partner with their clients differentiate themselves and become a valuable solution-oriented team member instead of an expense.

If your specialty is residential design, bathroom and kitchen renovation is still steady. The budgets might be smaller, but there is work in this specialty area.

Some designers created packages of services they offered on their websites. Why did that work for them? The consumers wanted (and demanded) to know the investment required .

Other designers offered Value Based Fees because consumers resisted hourly fees. ASID surveyed consumers a few years ago and approximately 70% said they wanted fixed fees. Designers who offered this option found that it completely shifted their role from an hourly wage slave to a trusted advisor, and that helped many designers kick-start their businesses even during the last several months.

You could be the greatest designer, but if people don’t hear about you consistently, then your business will struggle. These days, you need great photography, a great head shot, articles about you in magazines, online and in newspapers (third party endorsements), a web presence including a website, blog and social media and search engine optimization of your website and blog.

And, if you don’t have a written business plan, marketing plan, vision and strategy for your business, it’s time to get busy and take action. Referrals and networking may have worked in the past, but they are less effective than ever, so that means it’s time to rethink and reposition your business.

Bathroom Ideas

Other than the kitchen, the bathroom is the most used room in the house. But unlike the kitchen, a well-designed, decorated, and accessorized bathroom is more than just a place for personal hygiene. With creative bathroom decorating ideas you can turn your bathroom into your own personal spa-like retreat where you can escape from the world, relax and rejuvenate yourself.

There are two main considerations for decorating a bathroom. First, if you're in an older home remodeling bathroom ideas are more challenging because older homes typically have much smaller bathrooms then homes built over the last 20 years. Still, decorating a small bathroom can often be easier because small subtle changes can have a much larger visual impact. The second consideration is the amount of money you're willing to spend.

Whether your bathroom is large or small one thing is certain, you're going to have to spend money if you want an updated bathroom. How much money you need to spend depends to a certain extent on the size of your bathroom and how much updating you feel you need to do to give the look and feel you desire.

If you only have a couple hundred dollars to spend then generally you'll be limited to mostly cosmetic changes such as paint, hardware and accessories. Though this may not be much money to spend, don't discount the effect that a new coat of paint, some new hardware on the doors and drawers, and some additional accessories such as an inexpensive prints or new towel racks may have on your bathroom. Often that is all that is necessary to give your bathroom a very fresh and updated look.

Bathroom Decorating

Choosing the decor for your bathroom will depend on it's purpose. Is it a master bathroom, a childrens bathroom, or a guest bathroom? Maybe just a main bathroom in the house that everyone uses? Whatever it's purpose, there are many ideas to decorating your bathroom that can add style, function, and storage.

For a bathroom that is you own personal bathroom, such as a master bath, you might consider creating a relaxing atmosphere. Try using relaxing colors such as neutral tones, soft shades of purple or blue, or even rich shades of red and brown. Most people prefer to use colors that coordinate with the color scheme of thier bedroom if it is a master bath.

Next, add items that will help relax, whether you are getting ready for your day, or relaxing in a nice hot bath at the end of day. Try having a radio/CD player to listen to music to get going or unwind before going to bed. Candles are also nice if you want to have the soft light and pleasant scents while are relaxing in the tub. Also, try using baskets or glass jars to place on the sink or on the shelf, to neatly store items which are used often. Make-up, cotton balls, and wash cloths, should be stored neatly with easy access. Having these items clutter bathroom will not make space a relaxing one.

If you are decorating a bathroom for children, you will want brighter colors. If it is a uni-sex bathroom, I prefer soft green colors to coordinate with both pinks and blues. There are so many themes to choose from, especially animal themes. Rubber ducks, garden animals, jungle animals, sea animals, or even bugs are very popular bathroom themes for children. Most have matching towels, rugs, shower curtains, and soap dishes.

Bathroom Interior Design

The bathroom is one of the most neglected rooms in the house when it comes to looking its best. This room is often thought of as needing to be practical, rather than pretty. Fortunately, bathroom interior design can be simply and easily improved upon without sacrificing utility. Attractive custom storage can help to reduce clutter in your bathroom, keeping your important toiletries and cleaning supplies neatly out of sight.

Hotel inspired bathrooms can give the feeling of get-away luxury without ever leaving home. Good lighting, clean lines, and marble surfaces make the bathroom attractive and uncluttered. A large mirror can expand the appearance of space. Other bathroom interior design ideas for a hotel-styled bathroom include monogrammed towels, attractive wallpaper, and crisp design elements.

When the bathroom is used and who will be using it will inform your bathroom interior design choices. A public powder room will be able to be more whimsical or dramatic, whereas a family bath must be more practical. Guest baths should create a welcoming and inviting space for people away from home. A master bathroom should encourage relaxation.

Be careful to choose materials that will not be damaged by water and humidity for your bathroom interior design. Wallpaper can be used in some bathrooms, but in other, the high humidity can cause it to peel and fall off. Tile is a popular choice for a bathroom, but can be damaged if your bathroom is high traffic. A good substitute for traditional tiles is vinyl tile, which can look just like ceramic or marble, but is not as easily broken. Wood cabinets are popular as well, but again, should be careful to make sure they will not be susceptible to water damage. swell, warp, and crack in humid environments.

Home Curtain

Curtain for home maintenance is one of the things we must do during spring-cleaning, when we want to remove it in the house. Having fresh curtains in the house makes the space cleaner and brighter, which makes it important to have clean curtain for home.

The best time to do curtain cleaning is during a sunny day. Remove all the curtains in the house and put them in the washer. To save time, you can clean your windows while the curtains are being washed. Most curtains can be washed using delicate cycle but for drapes, may have to buy a commercial cleaner where in you can spray on. Remember not to force drapes in the washer without removing the metal hangers. In addition, make sure that washer can stake the load capacity of the drapes. are in doubt, it is best to do homemade dry cleaning to clean the heavy material of the drapes. In this way, do not have to take down the drapes.

One of the enemies of curtain for home is cigarette smoke. If there are smokers in your home, probably have to clean curtains every three months. The soft fabric of the curtains can be affected by nicotine in cigarettes. In addition, home will smell like smoke if just washed curtains. It is necessary to use fabric softener on curtains during the rinsing process. This way, curtains will smell nice.

Interior Living Room

Whether room is a 21 foot length with a large picture window at one end or live in a tiny apartment and the living room is bijou to say the least, there are living room décor ideas to suit and budget. can go for cozy chic and warm up living space or go for open-plan with vaulted ceilings and an expanse of herringbone hardwood floor. At the end of space have available. Are aiming for a peaceful retreat, full of serenity and harmony or a more user-friendly, basic living space where feel comfortable slipping shoes off and putting your feet up.

was choosing a color scheme for my living room I would go to the cooler colors on my color wheel chart - the blues and greens which can be used in different shades to achieve a 'joined-up' look of cool elegance. make sure that, when my ceiling, light shade of the room's main color on my ceiling so, color scheme was blue, would use the lightest eggshell blue find for my ceiling and then a slightly deeper shade of blue for my walls. If have mouldings could paint those completely white, or go for a darker shade of blue to both the walls and the ceiling. use matt paint on my walls and a paint with some kind of sheen on the mouldings.

For windows, to add height, place the curtain pole as high as possible near to the ceiling. This will give curtains plenty of drop to achieve an elegant drape. Modern décor arrangements always suggest that the fabric should be allowed to pool on the floor - never in my house. To me, artistic though it evidently is, this 'pooling' idea for the fabric is just a dust collector and, if have dogs like I do, is just asking them to make a bed out of the fabric! Why did I mention this? Find out what the trends are, but that does not mean have to follow the trends slavishly. Adapt styles to suit you and your lifestyle.

Interior Bedrooms

Bedroom interior design is crucial because the bedroom is the inner sanctum sanctorum of any house. A bedroom is the place you go to relax and just unwind after a long and sometimes stressful day.

Therefore, it is important then that the bedroom is designed to fulfill your needs. Not only does this room need to look good to the eyes but also must be soothing to the soul.

A bedroom design can be a challenging task because not only is the bedroom a very romantic place but in this age where stress takes its toll on many, a good night’s sleep is an increasingly rare commodity.

Before you begin tearing down the walls, it makes sense to talk over the design plans with your partner, if have one. A romantic bedroom should reflect both people’s ideals.

Add some personal flavor that touch both of at the same time. Pictures from a vacation or a picnic or from a romantic getaway can be great. Make sure that the lighting is just right for both of one of likes to read late into the night, it may be better to install personal lighting. Soft lighting can create a good mood and some soft rugs can complement it. If like, can add an incense burner or potpourri to get in the mood.

Commercial Interior Design

Most of the commercial interior designs that because they are indeed very marvelous as well as beautiful, and the same goes for the many television commercials that also feature many different and excellent commercial interior designs. The end effect is that the mere thought of incorporating the many different and attractive commercial interior designs that have seen advertised should cause you to pay closer attention to these many interesting possibilities that can be used to boost your store’s image.

So, if after all that have seen makes want to upgrade the look of store in the hope that it will help boost your sales and also attract more customers, then incorporating commercial interior design would be an option worth considering. It will definitely mean making changes to the store, and even simple things such as the placing of mirrors within the shop, the type of floors, lighting arrangements and even the placing of clothes all lend them very well as subjects worth the attention of better commercial interior design.

The first thing that commercial interior design will need to address is where to place mirrors in the store which should help customers view the products better and also not mean having to use the dressing room each time the customer need to view how dresses look. Thus, what modern commercial interior design helps to do is to show you how to strategically place mirrors in the shop to get maximum effect though must remember not to have more than are absolutely necessary.

House Interior Design

Different periods in history reflect very different interior designs. This article looks at the key characteristics of the most popular dolls house periods from 1714 to the early 1900’s and will help to ensure house looks its period best!

This style focused on harmony and symmetry using pale colour schemes and delicate furniture to produce a room that was airy and light.

Floors were often bare with oriental style rugs although grander houses may have had stone or marble flooring. Walls were panelled but often only reaching dado height with the top being papered or painted. Wallpaper were made using simple repeat patterns although towards the later half of this period they were also block printed often in stripes or simple shapes. Furniture was delicate and sofas with a hoop back were typical. Fireplaces were the focal point of the room and should be elegant with basket grates. Pictures were hung in formal groups to flank the fireplace and other ornaments would have included porcelain, fans and lacquer work.

The Victorians used theirs homes as a reflection of their status. It was an age of imitation and reproduction with many styles influencing interior design from Gothic to Rococo. For the dolls house enthusiast this means lots of ornaments, overstuffed chairs and sofas, and patterned wallpapers and carpets.

New Home Interior

No matter if the small room is a bedroom, the living room or kitchen, several basic principals need to be followed for the perfect home interior. One – Keep clutter to a minimum. This may mean buying drawer organizers to keep “things” neat in their places in a drawer instead of on a countertop. Buy a bookshelf to stack books up instead of on the floor or table. Limit the amount of knick knacks to only what fits comfortably on current shelving.

Keep only what need. haven’t used it, worn it, opened it, tried it, tasted it or needed it in 18 months, get rid of it. This helps keep the clutter under control also.

To cosmetically alter the appearance of a small room, cover the walls with a light color, such as beige, cream, pale yellow, mauve or pastels. Light colors reflect light from the sun and lamps, thus making a room appear more open and roomier. A white or very pale beige on the ceiling also reflects back more light and enlarging the presence. Dark colors can make a room feel closed in and small from limiting the light sources. Light colored rugs or carpeting also extend the appearance of a larger area.
